Our base price for a 3-bedroom, 1,300 square foot home is less than $130,000. After customizations and upgrades, our customers choose to spend $160,000-$200,000 on average.

The basic costs of building a home


When budgeting the base price building your house, we’ll help determine the following expenses:

  • Building permits
  • A basic gravel driveway
  • Basic exterior steps

The following allowances are included in your initial quote: basic foundation, equipment rentals, and labor fees.




Where it actually pays off to spend a little more.

It can be tempting to build the most basic home at the lowest price and tell yourself you’ll upgrade it later, but here’s the thing: renovation costs more in the long run than just building it right the first time. So it may be worth it for you to splurge on features like:

  • Ceilings above 8 ft
  • Room additions
  • A porch and/or deck
  • Wood flooring
  • Granite countertops
  • Stainless steel appliances
  • Ceramic showers



How to budget for costs you probably haven’t considered.

Between designing the flooring, countertops, and outdoor spaces for your new home, you probably haven’t factored in the practical necessities like:

  • Gutters and downspouts
  • Termite treatment
  • Lot drainage
  • Impact fee


NOTE: Impact fees aren’t always a factor. These fees are charged by certain counties in North Carolina when building on previously unoccupied land. We’ll help you determine whether or not you’ll be charged an impact fee when calculating the costs of your home.
