How Much Does it Cost to Build a House?

Designing and building your dream home is an exciting opportunity to create the space that’s just right for you and your lifestyle. It’s fun to design your perfect floor plan, select your favorite designs to match your style, and watch your creative visions become reality.

There’s still that nagging, kinda scary question: Can I afford to build my perfect home?
And we have an answer we think you’ll love: With Carolina Custom Homes, you can!

To determine an accurate budget and building plan, we’ll work with you to explore:

  1. The basic costs of building a home.
  2. Where it actually pays off to spend a little more.
  3. How to budget for costs you probably haven’t considered.

Our base price for a 3-bedroom, 1,300 square foot home is less than $130,000. After customizations and upgrades, our customers choose to spend $160,000-$200,000 on average.

Carolina Custom Homes would love to work with you to find the best floor plan and design options to fit your family and your budget. Most people overestimate the costs of building a modular home, and we’re confident we can build your dream home without breaking the bank.

The basic costs of building a home

When budgeting the base price building your house, we’ll help determine the following expenses:
  • Lot cost
  • Clearing and grading
  • Well and septic installation
  • Surveying
  • Building permits
  • A basic gravel driveway
  • Basic exterior steps

The following allowances are included in your initial quote: basic foundation, equipment rentals, and labor fees.

Where it actually pays off to spend a little more.

It can be tempting to build the most basic home at the lowest price and tell yourself you’ll upgrade it later, but here’s the thing: renovation costs more in the long run than just building it right the first time. So it may be worth it for you to splurge on features like:

  • Ceilings above 8 ft
  • Room additions
  • A porch and/or deck
  • Wood flooring
  • Granite countertops
  • Stainless steel appliances
  • Ceramic showers

How to budget for costs you probably haven’t considered.

Between designing the flooring, countertops, and outdoor spaces for your new home, you probably haven’t factored in the practical necessities like:

  • Gutters and downspouts
  • Termite treatment
  • Lot drainage
  • Impact fee

NOTE: Impact fees aren’t always a factor. These fees are charged by certain counties in North Carolina when building on previously unoccupied land. We’ll help you determine whether or not you’ll be charged an impact fee when calculating the costs of your home.

What about the final price tag?

We know this is a brief and approximate overview of the anticipated costs of your home. To discuss your specific budget and help figure out the price tag of your dream home, give us a call so we can help nail down an estimate for your custom home!
